Community ⇒ Design



Retirement home designis always market driven. So the first question: Who are our customers? Canadian communities are diverse and demand study and understanding. Ethnic changes have occurred very quickly, and each neighbourhood is unique. Analyzing a political geographic region is in adequate. Knowing neighbourhoods is a critical success factor.

Green



Green is no longer an issue in property development. Energy costs are likely to escalate for the foreseeable future. The question is not green, but rather "How Green?".

LEEDs certification is an issue in most projects today, and even if it is decided not to apply for certification, the principals should be adhered to to obtain operational long term success.

Building and Project Management



All retirement home projects exceed $10 million in capital value. Experienced management is critical to manage the resources required. The issues are much greater than construction and engineering. Community based project integrate all the elements of marketing, financing and community involvement starting long before ground-breaking.
